Try BAUCO’s Phased Delivery and Paint-ready Option for Installation Time-savings

Dockside Green is a sustainable urban community featuring 26 buildings spanning 15 acres under development in Victoria, Canada. This phase of the project – three towers and 365 homes – required a high volume of wall and ceiling access panels with short lead times.

PROBLEM 

The project vision demanded that the panels be highly functional and virtually invisible, providing necessary access to building systems without distracting from the design. The units had to be tailored to meet the specific needs of various applications throughout the building – whether shut offs in bathroom, utilities in public corridors, or mechanical units in ceilings. The project also required the access panels to maintain the acoustic integrity of the space with elements to prevent sound from leaking through. Tight timelines added to the challenge.

SOLUTIONS

Product – An assortment of 1200 BAUCO Plus II access panels, in standard and custom sizes, was chosen for this project. We added keyed locks to the access panels for public corridors to address security concerns and provided custom-sized ceiling access panels large enough to allow the removal of the air handlers and other equipment in tightly packed plenums. The BAUCO Plus II, with an airtight gasket and the mass of the drywall inlay, addressed sound transmission concerns. BAUCO’s paint-ready option was added to all access panels saving the contractors valuable time completing the job.

Service – To maintain project momentum and ensure efficient use of time on-site, BAUCO introduced a phased delivery approach. By supplying the access panel outer frame component first, trades were able to secure them in place earlier and maintain the drywall installation and finishing schedule. Paint-ready door leaves were delivered just prior to painting to complete the access panel assembly. This strategic sequencing and streamlining with the use of the paint-ready option meant that when it was time to fit the door leaves, the process was swift and seamless, minimizing downtime and keeping the project firmly on schedule. 

BAUCO was also able to supply installation aides which allow frames to be hung from studs/joists prior to boarding and final fastening to the surrounding drywall. This process and productivity tool was much appreciated by the crew managers.
